England’s top postcode house price premiums revealed

Northumberland, West Midlands and County Durham are home to some of England’s biggest postcode house price premiums, outshining even the affluent markets of Surrey and Buckinghamshire, research reveals.

The analysis from estate agency Yopa of recent sold price data pinpoints postcodes where property values far exceed their county’s average.

Topping the list is London’s W1 postcode, encompassing vibrant areas like Soho and Fitzrovia, where homes fetch an average of over £2 million.

That’s a 260% premium compared to Greater London’s £555,625 average.

House prices are higher

Steve Anderson, the firm’s national franchise director, said: “Each and every county has its own pockets and corners where house prices are considerably higher than the norm, but, with the exception of London, the very biggest premiums tend to be found just beyond the suburbs of major cities.

“Here you find sprawling areas of countryside that offer large properties that are surrounded by quietude and tranquillity while still maintaining convenient access to major hubs for work, leisure and transport connections.”

He added: “These are real housing market sweet spots that people will pay a hefty premium to be part of, made more expensive still by the common presence of top-quality schools.

“More often than not, the demographic of these high-end postcodes is made up of second steppers and young families who have made the move away from urban living but aren’t yet ready to live in a truly rural area.

“Demand is always high in these areas, so when homes come to market, hopeful buyers often face stiff competition which only acts to push the prices up even further.”

Other postcode premiums

Yopa also found that close behind W1 is Northumberland’s NE20 postcode, nestled near Northumberland National Park.

This rural enclave, dotted with charming towns and villages, boasts an average sold price of £613,536, reflecting a 202% premium over Northumberland’s £203,230 county average.

In the West Midlands, the B94 postcode, south of Birmingham, offers a scenic landscape of countryside, lakes and grand manor houses.

Properties here average £662,586, a 187% premium above the region’s £231,094 baseline.

County Durham’s TS22 postcode, just north of Middlesbrough, commands £381,136 on average, a 180% premium compared to the county’s £136,182 norm.

Other notable premiums include CH60 (178% above Merseyside’s average), SO42 (171% above Hampshire) and S17 (164% above South Yorkshire).

Yopa also points to WA15 (161% above Greater Manchester), GU25 (155% above Surrey) and WA16 (155% above Cheshire).
